Our Proposals

Indurent are excited to bring forward proposals for the expansion of the existing employment development at Indurent Park Tamworth. The proposals will deliver high quality, sustainable and modern employment space in a strategic location. This site has been identified in North Warwickshire Borough Council’s emerging Employment Development Plan as a draft employment allocation to help meet the need for industrial and logistics space in the region.

The proposals would deliver a range of new employment units, with a focus on quality, sustainability and lasting benefits for the local area. To enable an early delivery of the first phase of the site, we will submit two separate but linked planning applications.

Benefits of Indurent J10, M42

If approved, our proposals would deliver a wide range of socio-economic benefits for the area, including:

  • Up to 362 jobs generated for the construction phase

  • Up to 1102 jobs generated for the operational phase

  • Higher than average salaries in a growing sector

  • New training and skills opportunities for local people

  • Around £26 million invested in the local North Warwickshire economy

  • Up to £1.6 million in new business rates

Application 1 Proposals – Full application

The first application will be a Full (detailed) planning application for the development of two new employment units.

Application 1 consists of two high-quality industrial units, totalling approximately 233,000 sq ft. Access will be directly off the existing access to Indurent Park Tamworth from Trinity Road. The application will also include full details on the proposed appearance of the units, as well as drainage and landscaping strategies alongside other infrastructure associated with the units.

Application 1 Indicative Masterplan

Application 2 Proposals – Outline application

The second application we will submit is an Outline planning application for the remainder of the site for employment development totalling approximately a further 505,000 sq ft. The outline planning application will include and seek approval for the same access which permission is sought in Application 1.

The outline planning application will seek permission for a range of parameters including areas of built development, building heights and landscaped areas. The outline parameters will provide flexibility in terms of the ultimate layout of this area. A variety of unit sizes could be delivered in this area, ranging from 20,000 sq ft – 179,000 sq ft.

Both applications will be assessed within an Environmental Impact Assessment (EIA) which will demonstrate how the proposals minimise environmental impact and outline any mitigation measures where needed.

Application 2 Indicative Masterplan

High-quality, Sustainable employment space

All units will be constructed and delivered to the highest possible design and sustainability standards, targeting BREEAM ‘Excellent’ and EPC A or A+ certifications for all new units. This approach is underpinned by the Indurent Standard, designed to minimise environmental impact, support operational efficiency, and offer flexible workspaces that meet future needs.

As part of our Indurent Standard, our proposals will include:

  • 100% PV-ready roof. PV panels provided to fully offset operational energy needed to power the building’s offices

  • EV charging points

  • Smart metering systems

  • High-spec office and welfare facilities

  • Flexible office space for future fitout, designed for flexibility and low operational cost

  • Extensive landscaping to provide new habitats

  • Sustainable transport connections, with integrated cycle storage and pedestrian access
