What is proposed at this site?
Indurent is proposing to expand the existing employment development at Indurent Park Tamworth at Junction 10 of the M42. The proposals will provide high quality, modern and sustainable industrial and logistics space. The site will help meet North Warwickshire’s need for employment land and could up to 362 new construction and up to 1102 new operational jobs.
Where is the site located?
The site is located to the south of the A5 / Watling Street, wrapping around the eastern and southern edges of the existing employment development at Indurent Park Tamworth. The site is located closely to Junction 10 of the M4, within close proximity to Birmingham and lies approximately five minutes from the Birmingham Intermodal Freight Terminal.
What is the size of the site?
The total size of the site is approximately 43 hectares, with proposals for employment space across multiple phases, in units of varying sizes
Why has Indurent chosen this site?
The site will form an expansion to the existing employment development at Indurent Park Tamworth and benefits from existing access to Trinity Road. The site is uniquely positioned as the only draft employment allocation in North Warwickshire’s emerging local plan that lies outside the Green Belt and the Strategic Gap between Tamworth and Polesworth and Dordon. Its location next to the M42 and A5, and close proximity to major freight terminals, making it an ideal location for employment use.
Which companies will occupy the site?
No occupiers have been confirmed at this stage. However, the units will be designed to suit a range of potential businesses, including those in the logistics, industrial and advanced manufacturing sectors. The existing employment development at Indurent Park Tamworth has attracted a range of occupiers including Moonpig, Capture Studios and Winnit.
What are the economic benefits of the proposals?
The proposals will bring a range of economic benefits to the local area, including:
- Up to 362 jobs generated through construction and up to 1102 jobs created when the units are operational
- Around £26 million more spent in the local economy a year
- New training and skills opportunities for local people
- £1.6 million in new business rates to support local services
Will there be apprenticeship or training opportunities?
Indurent is committed to providing local benefits. Employment and Skills Plan are agreed with the Council which will set out clear targets for jobs, training, and career development for local people.
Will the development affect local wildlife or habitats?
The site will introduce new landscaping and habitat creation to support wildlife. A substantial biodiversity net gain will be delivered, with enhancements to existing hedgerows, planting of new trees, and creation of green corridors across the site.
Is the site within the Green Belt?
No. The site lies outside the Green Belt and Strategic Green Gap between Tamworth and Polesworth and Dordon, making it a suitable location for employment development in the borough.
What sustainability measures are being taken?
The development will be delivered to the Indurent Standard, which includes:
- BREEAM ‘Excellent’ and EPC A & A+ ratings
- PV-ready roofs and PV panels provided to fully offset operational energy needed to power the building’s offices
- EV charging points
- Low carbon construction and smart energy systems
- Sustainable transport infrastructure
- High-performance building materials
What access arrangements are proposed?
Access to the development will be taken from Trinity Road, via the existing roads at Indurent Park Tamworth. This will connect to the A5 and wider road network. A detailed Transport Assessment will be submitted with the planning applications.
Will the site be accessible for cyclists and pedestrians?
Yes. The proposals will incorporate cycle storage, pedestrian footpaths and safe, sustainable access routes within and around the site. The layout has been designed to encourage walking and cycling, supporting sustainable modes of transport for local workers.
Will there be any impact on local traffic?
A full Transport Assessment will be submitted alongside the planning applications that demonstrate the existing highways have the capacity to deal with any associated vehicles from the site. Measures will be put in place to mitigate any additional pressure on the road network, with an emphasis on sustainable travel modes and efficient vehicle routing.
How will noise and visual impact be managed?
Noise assessments will be submitted as part of the applications. During construction, noise can be mitigated through Construction Management Plans. Acoustic controls on the development will be incorporated if needed.
